You can view your rent, OCR number, and also print your rent invoice by logging in to My Pages and clicking on the Invoice menu/button.

We collaborate with Intrum Justitia regarding our debt management. Therefore, we do not send reminders, so if you pay the rent late, you will receive a debt collection notice from Intrum Justitia, which means you must pay collection fees and interest.

If you pay the rent late, you also risk losing your housing. Therefore, you should contact Skebo as soon as possible if there are any issues with payment.

  • All light sources such as light bulbs and fluorescent tubes.
  • Broken parts for blinds.
  • Fuses - both in the apartment and main fuses.
  • Grease filters in kitchen fans, where the filter is made of foam rubber, are user-replaceable, but Skebo provides filters.

No, the occupant of the apartment must terminate the lease, and it will be advertised as available. The applicant with the longest queue time will be offered the apartment.

If you are moving, we need a written termination of your apartment. Fill out the back of your lease agreement under agreement on moving out or print out a termination form (available to download here on the website).

We also accept terminations that arrive via email. Once we receive your termination, we will send a written confirmation as soon as the termination is registered.

When you terminate your apartment and contract with Skebo, the notice period is three months, even if you move within Skebo.

If several applicants accept, the apartment goes to the one with the most queue points. Applicants usually also have a notice period to consider on their current residence, so they can rarely take over your apartment in advance.

According to the lease agreement, you have a three-month notice period, but if the person moving into your apartment has the opportunity to move in earlier, the notice period may be shorter.

When you change residence, it is important to make a relocation notification to the Swedish Address Change to ensure that mail from authorities arrives at your new address. In connection with this, you need to specify your apartment number. Each apartment has a Skebo number (object number) and a number from the Land Registry (apartment number).

When making a change of address and contacting authorities, the land registry number (apartment number) should be specified (4-digit number). You can find this apartment number on your lease agreement next to Skebo's object number.

You can also see your apartment number by logging in to My Pages. Under My Contracts for the apartment, you will see Land Registry No.

Skebo, as the landlord, does not compensate for your personal belongings if you lack home insurance and suffer theft, fire, water damage, or any other accident, except in cases where Skebo is at fault/negligent. The same applies if water damage occurs at your neighbor's place but affects you.

If you have no home insurance, you will not receive compensation for destroyed items, drying, etc. You may also be required to pay for your temporary accommodation during the repair period. Therefore, it is essential to have your own home insurance.

If you need an extra key, first contact us at Skebo 0910-73 65 00. We will provide a requisition confirming to the locksmith that you live in the specific apartment and have the right to order keys. You then go to the locksmith with identification and the requisition to receive your key. The locksmith usually makes the key while you wait.

On the notice board in the stairwell there is a notice posted with contact information for your caretaker.

Close doors and windows during the day to keep the heat out. Also close any curtains or pull down your blinds. Ventilate cooler air during the evening/night. Turn off the computer and other electronics. Get yourself a fan. A tip here is to place a bowl of ice in front of the fan for extra coolness.

When decorating your balcony, it is important that you remember not to hang things that can fall down and hurt someone. Therefore, hang flower boxes on the inside of the balcony railing.

Our apartments should be about 21 degrees in the middle of the room. When it gets cold outside, especially with rapid temperature changes, it can take time for the heating system to adapt. A cold radiator does not necessarily mean that there is something wrong, it is the temperature in the room that is important.

You can help maintain the heat in your home by placing the sofa or other larger furniture a bit away from the radiators, so that they do not prevent the heat from spreading in the room.
Another heat thief can be that there are curtains hanging in front of the radiator. This can cause the thermostat to detect higher temperatures than the room has and the radiator therefore turns off. Another tip is not to air out for too long periods at a time.

If you need to report something wrong in your apartment, the easiest way to do it is here on the website. Log in to My Pages and register your service notification. If your case is urgent, call Skebo 0910-73 65 00, press 1 to get to our fault report.

You must never disturb your neighbors regardless of the time of day. After 22:00 in the evening, the house must be quiet. If you are disturbed by your neighbours, you can contact the neighbour yourself. Most of the time, you don't know you're disturbing and most people appreciate it when the neighbor rings the doorbell. If it is during the day, you can also report a fault via the switchboard or directly to your landlord and we will help with this.

From 22:00 to 06:00 every day of the week, Skebo has a disturbance hotline that takes care of acute disturbance cases. You call Skebo on 0910-73 65 00 and follow the answering machine's instructions. Then a security guard responds and solves the disturbance immediately. In addition, Skebo is notified of what has happened and where it has happened. In the event of each confirmed disturbance, the disturbing tenant will be invoiced the cost of the call-out. In the event of repeated disturbances, the tenant risks not being able to continue living in their apartment.

Cable TV with basic supply is included in the rent for most of our apartments when you stay with Skebo. We use different suppliers for different residential areas and the basic range may therefore differ slightly.

If you live in the outlying areas and at these addresses in the central city (Björkebogatan 2-40, Backabrovägen 1 A-D, Villagatan 23, Trangatan 39 A-B, Lövgränd 2, Klockarbergsvägen 56-58) you are connected to Sappa, Kanalgatan 28 is connected to Bredbandsbolaget and the others are connected to Tele2. All suppliers have a large range of channels if you want to supplement.

For newly produced properties/apartments after 2020, Sappabox is included with a basic range, for this an Internet connection is required.

Skebo's apartments are connected to Skellefteå Kraft's city network skekraft.net. You can sign up for a broadband connection directly on SkeKraft's service portal. Insert one end of the network cable into the apartment's broadband socket and the other into your computer.

When you start the computer, you will automatically be taken to the service portal skekraft.net where you can compare prices and terms between different providers. In apartments with Tele2 sockets "three holes in the wall", broadband subscriptions can also be signed with Tele2.

Grilling your food outdoors both on balconies and in gardens is becoming increasingly popular, but remember to be considerate of your neighbours. In order not to disturb the neighbors, we have some comfort advice:

  • The best place to barbecue is in the common yard. Keep in mind that the grill should be placed as far away from the houses so that smoke and cooking fumes do not disturb others. We recommend that you use an electric grill.
  • Feel free to talk to your neighbors before barbecuing so that no one is hurt by smoke and barbecue fumes.
  • Due to the risk of fire, you are not allowed to grill on your balcony or patio other than if you use an electric grill.

According to the Act on Protection against Accidents, nothing may be stored in stairwells, attics. Placed items such as bicycles, strollers, walkers, shoes, doormats, furniture and garbage bags can make it difficult or prevent an evacuation if a fire starts. If you do not follow our rules, there is a risk that you will not be allowed to continue living in your home.

If you have lived in a Skebo apartment for at least one year, you have the opportunity to exchange apartments with another tenant under certain conditions. If you want to change homes within Skebo, you can either log in to My pages and look at Annonstorget or in some other way find an exchange partner. In order for the exchange to be approved by Skebo, the following applies:

  • Both parties must have noteworthy reasons.
  • Both parties must have the opportunity to pay the new rent and not have previous remarks that affect the exchange.

When you and another tenant have agreed on a change, contact the Rental for approval by Skebo. The easiest way to apply to Skebo for a direct exchange is via a form that can be downloaded here on the website. Skebo also needs a birth certificate, which you order via the Swedish Tax Agency, to handle your application.
Via the change when a new contract is signed, your queue points are zeroed.

Due to the risk of pests, you are not allowed to feed them in connection to our properties as the remains from the feeding will be left on the ground. However, it is okay to hang food for them on a tree a bit away from the property.

Trampolines are fun during the summer. At the same time, one should be aware of the risks they entail – which also applies to outdoor pools. Skebo does not allow trampolines or outdoor pools on public areas. The tenant who wants to have a trampoline or paddling pool (maximum 20 cm water depth) on their clearly delimited patio, is also fully responsible for this. This means that the patio should be fenced in so that no other child can access the paddling pool in an unguarded moment. Keep a good lookout to avoid potential accidents.
